Mortgage Tree Report.
When you're on the verge of your dream home purchase, reassurance is key. Mortgage lenders and insurers often request a Mortgage Tree Report (sometimes referred to as a Home Buyers Tree Report or Pre-purchase Tree Survey), but there's more to it than just paperwork.
Having a tree survey and report before applying for a mortgage can provide valuable information that can significantly impact your chances of your mortgage application being approved.
When a tree or trees are close to a property, your mortgage lender will seek peace of mind that there is no risk of tree related damage, and may ask you to provide a tree report. Often referred to as mortgage tree reports, arboricultural reports or surveys, or homebuyer tree reports, these are prepared by an arboricultural consultant - like us.
We're here to provide the information your lender is after. We ensure that the trees at your future property can be enjoyed without worry and that your dream home is more than just bricks and mortar; it's a sanctuary.

We cover Nottingham, Derbyshire, East and West Midlands, London, and the UK.

Benefits of a tree report before applying for your mortgage.
Obtaining a tree report before applying for a mortgage offers several benefits for homeowners and lenders.
-
A tree report helps identify potential risks associated with the trees on the property, allowing homeowners to address those risks before applying for a mortgage.
-
Trees can significantly impact a property's value. By obtaining a tree report, homeowners can provide lenders with accurate information about the health and condition of the trees, ensuring a more accurate property valuation during the mortgage approval process.
-
For both homeowners and lenders, knowing the potential risks associated with the trees on a property provides peace of mind.
Our pre-purchase mortgage tree survey process.
Mortgage companies often insist that a Pre-purchase Tree Survey or Mortgage Tree Report is undertaken by a competent, qualified arboricultural consultant.
During our tree survey at your property, we will collect data and information on the risk of potential (often referred to as 'reasonably foreseeable') damage, injury or harm to persons or property due to the visual presence of a defect. We will assess potential for direct damage to be caused by roots or branches, owing to tree-related subsidence on clay soils, as well as the presence of statutory constraints (Conservation Areas and Tree Preservation Orders).

Where possible, we may utilise one of our drones to capture high-resolution photographs of your property, the trees and any defects or tree risk features incorporate, along with creating 3D models captured using photogrammetry techniques, to illustrate our findings in an immersive way.
The best part is, our innovative approach to arboriculture doesn't come at an additional cost. We embrace innovative solutions to make us the more efficient and cost-effective choice for your next pre-purchase tree survey and homebuyer's tree report.

How do trees pose a risk to properties?
There are a number of ways in which trees, including nearby, neighbouring trees, can pose a risk to property.
-
Indirect damage including subsidence caused by roots, particularly on clay soils. As a result of this, damage can occur to the exterior or interior of a property or building.
-
Direct damage to roofs, fascia and guttering caused by overhanging tree crowns and branches.
-
Displacement, cracks and uprooting of driveways, pathways and other exterior areas of hardstanding.
A mortgage tree report is an important way of addressing these concerns, providing you and your lender with a professional assessment of these risks, the likelihood of damage both direct and indirect, and what can be done to mitigate them.
Dealing with tree-related issues.
If your tree report identifies tree-related issues that may impact mortgage approval, we'll advise you on some steps you can take to address those issues.
We've listed some of the common steps which can be taken to resolve the more common issues we come across:
Tree Maintenance
Regular tree maintenance, including pruning, can help mitigate potential risks and ensure the trees' health and structural integrity.
Tree Removal
In some cases, we may recommend removing trees which pose an unacceptable risk as this may be the only way of reducing the risk to an acceptable level.
Tree Insurance
Homeowners can consider obtaining specialist tree insurance to provide coverage for potential tree-related damages. This can alleviate concerns for lenders and provide an additional layer of protection for the property.
